Think heat tape means no snow on your roof? Not quite. ❄️ It's one of the most common misconceptions we hear from mountain homeowners. Heat tape helps keep channels open so melting snow can drain off the roof, but you'll still get snow buildup, especially with the snow loads we get up here. When an ice dam forms, water can back up under the roof and come right through the ceiling. That's why Mountain Property Watch checks ceilings carefully during winter for any changes that could signal an ice dam. They also look at the outside of the roof to see how much snow has built up and whether the heat tape is working and moving water off the roof. Ever wonder why so many rental owners hold title in their own name first, then move it to an LLC later? It goes back to financing. LLCs don't have credit history or income of their own, so lenders wouldn't touch them. Buyers had to close in their personal name, then quit claim the property into an LLC afterward to get the protection they actually wanted. Here's the catch almost nobody talks about. Most loans have a due on sale clause, meaning the lender can technically call the full loan due the moment ownership changes, even a transfer into your own LLC.
