This townhouse was not simply renovated, it was rebuilt from the inside out. OMNI BUILD completed a full gut renovation that required new structural work, new plumbing throughout, new HVAC systems, new windows, new mechanicals, a completely reworked limestone façade, new infrastructure brought into the property and much more! A project like this takes far more than drawings and finishes. It takes coordination, patience, problem-solving, and a team that understands how to execute at a high level inside an existing New York City townhouse. From the rough work hidden behind the walls to the final details you see on the surface, every phase required precision, discipline, and meticulous attention. It took a great team to bring the entire project together, and I am incredibly proud of everyone involved in making it happen. The goal was to preserve the character of a classic Upper East Side townhouse while rebuilding it with modern systems, luxury finishes, and long-term quality. This is the type of work that looks effortless when finished, but only happens through skill, dedication, and attention to every detail. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #ArchitecturalDigest #LuxuryRealEstateVideo #CinematicArchitecture

Luxury is planned down to the millimeter. We're taking you behind the scenes of one of the most intricate parts of luxury construction, marble installation. A process that begins long before the first slab is cut. Every bathroom features its own unique marble selection. Each slab is photographed and digitally mapped to carefully plan how the natural veining, patterns, and joints will flow throughout the space. Once finalized, every piece is custom fabricated and brought into the townhouse. Some slabs are so massive that we have to temporarily remove sections of the staircase just to maneuver them into place. And the precision doesn't stop there. From perfectly aligned marble veins to custom ¼-inch architectural reveals, every corner, transition, and finishing detail is carefully considered. Because true luxury isn't just about expensive materials. It's about the planning, craftsmanship, and attention to detail that bring everything together. • • •🏆 #OMNIBUILD •🏠 #UPPEREASTSIDE • • #LuxuryConstruction #NYCTownhouse #MarbleDesign

11 feet of glass. One massive challenge! We’re transforming this NYC home with massive floor-to-ceiling windows, flooding the staircase with natural light and completely redefining the experience of moving through the home. From creating entirely new openings and preserving the original brickwork to hoisting oversized glass panels into place, every step demands precision, planning, and coordination. The result? A striking architectural transformation with three exposures and incredible natural light pouring into the space where a grand staircase will extend from the bottom floor all the way up through five stories, creating a stunning architectural centerpiece while seamlessly blending modern design with the townhouse’s historic character. Luxury isn’t just about the finishes. It’s about everything that goes into creating them. • • •🏆 #OMNIBUILD •🏠 #UPPEREASTSIDE • • #NATURALLIGHT #TOWNHOUSE #MANHATTANCONSTRUCTION

Before we can go 7 stories up, we have to fight our way out of the ground. Rock, massive boulders, tight access, neighboring buildings! and almost no room to maneuver. This is the part of Manhattan construction most people never see. Foundation walls are going in, detention tanks are installed, underground plumbing is underway, and we’re working through the cellar section by section. Once we’re out of the ground, the pace changes completely. 7 stories. Nearly 75 feet. Coming up. 🏗️ • • •🏆 #OMNIBUILD •🏠 #UPPEREASTSIDE • • #GroundUpConstruction #FoundationWork #ManhattanConstruction

Concrete poured. Now the building really starts to move. With the concrete structure complete, framing is already through roughly 13 floors while plumbing and HVAC rough-ins continue right behind it. At this stage, coordination is everything. Multiple trades are moving simultaneously, materials are constantly coming in, and keeping the jobsite clean and organized becomes just as important as keeping it moving. The structure was the biggest milestone. Now we turn 15 floors of concrete into a finished building. • • •🏆 OMNIBUILD •🏠 NYCConstruction • • #GroundUpConstruction #BuildingNYC #ConstructionProgress

15 stories. 170+ feet. Final pour. 🏗️ Getting concrete to the top of a building in NYC takes more than a few trucks. Street permits, traffic coordination, concrete deliveries, a 170+ ft boom reaching from the street to the roof, and constant safety coordination throughout the pour. Once the concrete is placed, the crew uses power trowels, commonly called “helicopters”, to finish the slab, creating a smooth, dense and level surface. From securing the street below to maintaining fall protection and site safety 15 stories above, every detail is coordinated from the first truck to the final finish. Another major structural milestone complete. • • •🏆 #OMNIBUILD •🏠 #UPPEREASTSIDE • • #CONCRETEPOUR #STRUCTURE #TOPOUT

Built in the 1800s. Rebuilt for today. During demolition, we carefully salvaged the original brick from a late-1800s NYC townhouse instead of sending it to a landfill. Each brick was cleaned, stacked, and transported to another one of our projects… where we’re giving it a second life. The reclaimed brick is now being used throughout the backyard and on a newly constructed rear wall, bringing more than a century of character into brand-new construction. Sometimes the best material for a new project has already been around for 100+ years. Old brick. New purpose. Same city. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #reclaimedbrick #adaptivereuse #nycconstruction

In a townhouse, space is unforgiving. Eight bathrooms. HVAC. Plumbing risers. Exhaust. Condensate. Boiler flues. Electrical. Elevator. Stairs. Everything needs a path but none of it should compromise the architecture. That’s why the real work starts long before construction. We coordinate the mechanical systems from the cellar to the roof, stacking risers and equipment through carefully planned zones so the spaces that matter — bedrooms, living areas, hallways — keep their ceiling height and proportions. When it’s done right, you don’t notice any of it. You just notice that everything fits. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #BuildingScience #MEPDesign #ConstructionDetails

Manhattan’s average rent just hit an all-time high! At the same time, NYC has frozen rents on rent-stabilized apartments. So how can both be happening? Because the “rent freeze” does not freeze market-rate rents. It applies specifically to rent-stabilized apartments while the costs of owning and operating those buildings continue to rise. Property taxes aren’t frozen. Insurance isn’t frozen. Utilities aren’t frozen. Construction costs aren’t frozen. And financing certainly isn’t getting cheaper. When renovating a vacant regulated apartment costs more than the economics of renting it can justify, owners have less incentive to put additional capital into that housing. If we actually want more affordable housing, we need to talk about the cost of providing housing and not just the price landlords are allowed to charge for it. Freezing one side of the equation while everything on the other side keeps increasing doesn’t solve the underlying problem. What do you think — does the rent freeze actually help NYC’s housing crisis, or make the problem worse? • • • #NYCRealEstate #NYCHousing #RentStabilization #RealEstateDevelopment

Most people see a railing. I see the four steps underneath it that decide whether this building leaks in five years. Post, waterproofing, coping with a drip edge, then the railing... in that exact order, every time. The waterproofing is the one everybody skips, and it's the only one that actually keeps water out. More work up front, but it's why I don't get the callback six months later. Follow along for more. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #construction #contractorsofinstagram #roofing

Luxury isn't defined by using the most expensive materials, it's defined by making the right decisions. Most people assume solid wood crown molding is the premium choice. In reality, we selected high-density polyurethane because, when properly installed and glued, it's far less prone to the seasonal movement that often causes cracks where the molding meets the ceiling. But the material is only part of the story. Just below the crown molding, we're integrating a linear HVAC diffuser with carefully engineered spacing so the air distribution system visually disappears into the architecture. Every dimension is coordinated to create clean lines, balanced proportions, and a seamless finish throughout the home. The best luxury homes don't just look beautiful on day one. They stay that way for years. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #LuxuryConstruction #TownhouseRenovation #ConstructionLife

Throughout this luxury Manhattan townhouse, we’re replacing traditional baseboards and door casings with a continuous ¼-inch architectural reveal. It creates a seamless, minimalist look, but achieving it requires an incredible amount of precision. Every wall has to be perfectly straight. Every drywall joint and plaster finish must be flawless. Even the smallest imperfection will stand out once the reveal is installed. This is the kind of detail most people will never notice, yet it’s one of the defining features of truly exceptional homes. Luxury isn’t about adding more. It’s about executing every detail with uncompromising precision. Every floor tells the story of progress. Building a reinforced concrete structure isn't just about pouring concrete. It's a carefully coordinated cycle of engineering, planning, and precision. Formwork is built, shoring supports thousands of pounds of wet concrete, the slab is poured and finished, then the entire system moves up to the next level. On this project, we're completing a new floor approximately every 3 to 4 days. While the upper levels continue rising, we'll soon begin framing and roughing in the lower floors, allowing multiple phases of construction to happen simultaneously and keeping the project on schedule. Today it's a raw concrete structure. Before long, it will become beautifully crafted homes built to stand for generations. • • •🏆 #OMNIBUILD •🏠 #HighRiseConstruction • • #LuxuryConstruction #ConcreteConstruction #NYCConstruction

Luxury construction begins long before the finishes go in. Inside this 100+ year old Manhattan townhouse, we're rebuilding the floor system from the inside out. Original wood framing is reinforced where possible, while new 10-inch light gauge steel joists span the full width of the home to support today's engineering standards. Every joist is bridged, leveled, and installed with precision to create a stronger, quieter, and more solid structure. Most people will never see this work once the walls are closed, but it's the foundation of every luxury home we build. The finishes may get the attention, but the structure is what makes them last. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #LuxuryConstruction #TownhouseRenovation #ConstructionLife

Every detail matters when building a luxury home. To keep the backyard clean and uninterrupted, we routed the HVAC fresh air and exhaust through an underground trench at the rear of the property instead of running exposed equipment through the outdoor living space. It’s a small detail that preserves both the design and functionality of the home. Inside, framing and drywall are now complete, which means our custom millwork team has already taken final measurements for every closet. No two closets are the same. Each one is being custom designed around its specific purpose, maximizing storage while creating a seamless, built-in look throughout the home. The details behind the walls are just as important as the finishes you see at the end. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #HVAC #CONSTRUCTIONPLANING #LUXURYBUILD

The windows have finally arrived. On the front façade, we’re installing Marvin Ultimate Wood double hung windows to preserve the traditional character of the home. In select rear areas and the new vertical extension, we’re installing custom European steel windows from Greece for a slimmer, cleaner, more modern look. Each system has its own installation process. The Marvin windows arrive fully assembled, while the steel frames are installed first and the insulated glass is glazed in separately for better precision. Waterproofing is key. We’re using Blueskin around the openings, plus a torch applied membrane and custom black aluminum sill flashing for the steel window and door systems. The exterior insulation is already installed, but we’re holding off on the final finish coat until we confirm everything is performing exactly as intended. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #luxuryconstruction #historicrenovation #steelwindows

A great renovation is about more than what you see at the finish line. In the rear of this townhouse, we’ve poured the new concrete foundation for the extension and future backyard, installed a pitched linear drain for proper water management, and are now preparing to rebuild everything from the ground up. Next comes the brick and block work, followed by natural bluestone pavers that will complete this private outdoor living space. Because this is a historic home, every detail matters. We’re even sourcing reclaimed brick from another period property to match the original color, texture, and character, creating a seamless transition between old and new. The goal is simple: build an outdoor space that looks like it has always been part of the home while meeting today’s highest construction standards. • • •🏆 #OMNIBUILD •🏠 #NYCTOWNHOUSE • • #bluestone #agedbrick #historic

This 8,500 square foot townhouse is being completely rebuilt from the inside out. Before we get into the luxury finishes, stone, custom millwork, layouts, and high-end materials, the structure of the home has to be done the right way. Right now, we’re reinforcing the original framing, sistering existing joists and beams, leveling floors, and adding new light-gauge steel where needed. We’re working floor by floor to make sure every section is properly supported before moving forward. Once we reach the top floor, the original elevator shaft will be removed and relocated to create a better layout, improve the flow of the home, and open up the space the way it should be. This is the part of the project most people never see, but it is one of the most important. A luxury home is not just about how it looks at the end. The foundation mat slab is officially complete. Getting to this stage took far more than a concrete pour. We started with piles, including breaking through rock to achieve the required depths, followed by excavation, underground plumbing, building risers, and extensive rebar installation. Every step was inspected and approved before moving forward. More than 25 concrete trucks later, the foundation that will support this entire building is in place. The difficult underground work is now behind us, and from this point forward, the project will begin rising out of the ground much faster. This is the part of construction you rarely see, but it’s the work that makes everything above possible. • • •🏆 #OMNIBUILD •🏠 #Luxurydevelopment • • #HighRiseConstruction #BuiltOnPrecision #FromTheGroundUp

Landmark work doesn't stop once LPC approval is granted. In many ways, that's when the real work begins. On one property, we're restoring the original brownstone façade by creating multiple samples to match the proper texture, color, and finish. On the neighboring property, we're transitioning the existing yellow façade to a limestone appearance, carefully studying historic details and surrounding buildings to develop the right finish. Every molding, profile, joint, and architectural detail matters. The goal isn't to make these buildings look new, it's to preserve their character and ensure the final result is true to the original design. It's a meticulous process that requires patience, collaboration, and an incredible attention to detail, but that's what landmark restoration in New York City is all about. • • •🏆 #OMNIBUILD •🏠 #TownhouseRestoration • • #landmarkrestoration #nyctownhouse #historicpreservation

Radiant heating is one of those upgrades you never see once the home is finished, but you feel it every single day. Each zone starts with PEX lines that rise into a recessed wall box housing the radiant manifold. The manifold allows us to control and balance the flow of heated water throughout the home, creating separate heating zones for maximum comfort and efficiency. Once the rough piping is complete, we install the Schluter membrane across the floor assembly and carefully lay out the radiant heating PEX according to the design. The system is pressure tested, concrete is poured over the tubing, and once cured, the floors are ready for the finished flooring installation. The result is consistent heat from the ground up with no noisy vents, fewer temperature swings, improved energy efficiency, and the unmatched comfort of warm floors throughout the home. It’s one of those details that truly elevates luxury living. • • •🏆 #OMNIBUILD •🏠 #TownhouseRestoration • • #radiantheating #LuxuryConstruction #nycconstruction

On this townhouse project, we excavated the existing cellar to create incredible ceiling height, once finished, this lower level will be approximately 9 feet high. The underground plumbing is complete and passed inspection. Now we’re preparing the slab: leveling the soil, installing gravel, rigid insulation, wire mesh, and the radiant heat system before the concrete pour. Once the slab is poured, we’ll begin framing and really start bringing the interior layout to life. This is the kind of work you don’t always see in the final photos, but it completely changes the way a townhouse feels! More height, more comfort, and a much stronger foundation for a luxury renovation. • • •🏆 #OMNIBUILD •🏠 #TownhouseRestoration • • #TownhouseRenovation #LuxuryConstruction #CellarExcavation

Indiana limestone is one of the most timeless façade materials in construction, but what makes it look right is everything happening behind the stone. Each 3-inch limestone panel is supported by stainless steel clips anchored back to structural blocking. The clip system allows for precise adjustments, helping maintain level courses, consistent joints, and a clean façade plane across an existing building. The finished product may look simple, but achieving this level of accuracy takes extensive surveying, coordination, fabrication, and installation. Once insulation is complete, the next step is getting the walls and ceilings ready for Sheetrock installation. On this project, we delivered the Sheetrock directly through the windows using a boom. On this project, we removed the existing rear wall and installed new structural steel to safely open up the back of the property. The ground floor is being pushed back approximately 8 feet, creating more interior living space and a better connection to the rear yard. Above the new extension, we’re building a private terrace, adding valuable outdoor space to the home. Once the structure is complete, we’ll install new brick on the rear façade, keeping the exterior clean, solid, and in line with the character of the building. One of the best design features will be the new floor-to-ceiling steel windows. Spray foam insulation is one of those parts of construction you don’t really see once the walls are closed, but it makes a huge difference in how the home performs. Unlike standard insulation, spray foam expands and seals all the small gaps, cracks, and hard-to-reach areas where air usually leaks through. That helps create a tighter building envelope, keeping warm air inside during the winter and hot air outside during the summer. The benefits are big: Better energy efficiency More consistent indoor temperatures Less drafts throughout the home Improved comfort on every floor Helps reduce outside noise Helps control moisture and air leakage Can reduce heating and cooling costs over time When a home is properly insulated, the HVAC system doesn’t have to work as hard. That means better performance, better comfort, and a more efficient home overall. This is the kind of detail that separates a basic renovation from a high-quality build. • • •🏆 #OMNIBUILD •🏠 #TownhouseRestoration • • HiddenQuality #BehindTheWalls #Insulation
